PUBLIC HEARINGS: None ACTION ITEMS: None Planning & Zoning Minutes 4-6-11 Page 1 of 2 DISCUSSION ITEMS: 1. SF Dwellings on R1A lots: Ron suggested that the commission consider allowing patio homes in the R2 and R2A zones, also. A patio home is a single family detached home with a slight change of setbacks from those required in the R-1 zoned areas. Greg Hansen, 5699 Veil suggested because minimum side yard setbacks are directly tied to building height for building over one store and the vagueness of “at grade” that they measure building height from the foundation instead of from grade. Most of the patio homes will have a basement and will be around 1200 sq. ft. on the main level. The Commission discussed the issue and determined that for the fairness of the people already living adjacent to undeveloped R1-A zone properties that individual notices would be mailed to them to inform them about the Public Hearing to be held in May. 2. Comprehensive Plan Draft: Ron had the commission review the electronic version of the proposed revised comprehensive plan map, so he can send it back to Patty. REPORTS: 1City Council Actions: . Ron stated that he had nothing to report. 2. City of Idaho Falls Planning and Zoning Actions: Cindy Donovan stated she had nothing to report. 3. Bonneville County Planning and Zoning Actions: Tom Hunsaker stated he wanted to postpone the County report. CALL FOR ADJOURNMENT: Commission Scott Wessel motioned to adjourn. Commissioner Rick Butler seconded the motion. All in favor – the motion passed. The meeting adjourned at 9:00 p.m. ___________________________________________ Quinn Simmons, Chairman ______________________________________ Leslie Folsom, City Clerk Planning & Zoning Minutes 4-6-11 Page 2 of 2
