Dear Cindy Donovan and Ammon City Staff:
As you know from working together for the last few years, we are submitting a new annexation
application for the Ammon Fields Master Planned Community bounded by 1st Street on the North, 52nd
Street to the West, and 21st Street to the south. This 658 acre property will be the home to a fantastic
master planned community filled with trails, parks, and beautiful homes of varying sizes. The proposed
community is consistent with the current General Plan with Commercial land use, Low-Density
Residential and High-Density Residential land uses. The proposed zones are appropriate with those land
uses. The Commercial land use is located at the intersection of 1st Street and 55th Street and is shown in
5.48 acres. The proposed High-Density land use sits on roughly 118.45 acres along the 1st Street
Boundary. The Low-Density land use makes up the rest of the property to the south on 534.92 acres.
These sizes and locations of these uses are matching the Comprehensive Plan as closely as possible.
The technical studies completed earlier have been update are being submitted with this application. Two
legal descriptions are also being submitted, the first legal description is of the entire property, the second
legal description is of the acreage that is needing to be annexed.
